Acorn by Synergie is seeking an experienced Block & Estates Property Manager for the client based in Bristol. Starting salary of the this full-time, permanent role is £36,000 per annum.

Job Overview:

  • The Block & Estates Property Manager will manage a growing portfolio of approximately 25 - 50 Block Management and Estate Management sites in the South Gloucestershire, Bristol, and Gloucestershire areas.
  • The aim of the property manager should be to provide a comprehensive, communicative, and reactive service to all the freeholders, directors, and leaseholder clients. To ensure each site remains compliant, safe, and proactively managed whilst under our clients care.

Responsibilities and Duties:

  • To be the first point of contact for all enquiries from current clients
  • To carry out regular site visits using current templates and reporting issues
  • To administer monthly fire and health and safety testing
  • To administer regular contract works and site visits
  • To administer energy contacts and meter readings
  • Ensuring all insurance policies remain in date, all reinstatement cost assessments carried out on schedule and linked back to insurance brokers, dealing with insurance claims
  • To administer incoming reactive maintenance tasks from works order to approval of invoices
  • Ensuring all larger works are signed off correctly including building regulations and warranty documents.
  • To administer preventative and cyclical maintenance
  • To set annual budgets based on previous and planned expenditure
  • To attend and minute AGM and directors' meetings
  • To produce and circulate service charge demands
  • To answer queries on leases or transfer deeds
  • To resolve breaches of lease and transfer deeds
  • To deal with anti-social behaviour
  • To deal with site issues as required
  • To maintain an overall view of budget expenditure throughout the financial year and report to the client
  • To run Section 20 processes and ensure all work complies with Section 20 legislation
  • Administering conveyancing work
  • Any other necessary and reasonable work
